Ajman Launches Unified Digital Service for Automatic Lease Contract Cancellation
Ajman Municipality and Planning Department has launched a unified digital service allowing eligible lease contracts to be cancelled automatically once both parties approve the request electronically, without document uploads or manual employee review.
Ajman Municipality and Planning Department has launched a unified digital service for cancelling lease contracts through its Tasdeeq platform. Under the new process, a cancellation can be completed automatically once both parties to the contract approve the request digitally. The Department says the transaction no longer requires supporting document uploads, manual review or employee approval under the new unified process.
The initiative forms part of Ajman's wider programme to simplify government procedures and expand fully digital public services.
Customers can submit the cancellation request through the Tasdeeq system on the Municipality's website. Once the parties to the contract provide their digital approval, the cancellation is processed automatically and immediately through the system. The service is available 24 hours a day and can be completed remotely.
This represents a significant change from earlier cancellation procedures, which could require supporting documents, clearances and administrative processing depending on the type of lease involved. Ajman's previous service guidance, for example, listed documentation requirements and processing periods for certain residential, commercial and staff-accommodation cancellations.
The Municipality describes the initiative as a unified service covering the cancellation of all types of digital contractswithin the relevant rental-services system. Previously, different categories of lease contracts could involve separate cancellation procedures. The new service brings the digital cancellation journey into a single process through Tasdeeq.
Ajman's Tasdeeq platform manages a range of rental-contract services, including residential, commercial and investment agreements, together with other tenancy-related services. Tasdeeq
The new unified process is therefore intended to reduce procedural differences between digital contract categories where the service is applicable.
One of the most significant elements of the new service is the removal of administrative steps from the cancellation process. According to the Municipality, customers do not need to:
upload supporting documents
wait for an employee to review the request
obtain a separate manual approval within the system
complete additional procedural steps once both parties have confirmed the cancellation digitally
The Department describes this as achieving 100% bureaucracy elimination for the service. The practical objective is to shorten the customer journey and reduce the amount of administrative intervention required to complete a straightforward cancellation.
Tasdeeq is Ajman Municipality's digital platform for rental-contract administration. The system already provides services relating to contract registration, residential and commercial lease authentication, investment leases and cancellation procedures.
The latest development moves the cancellation process further toward automated government service delivery. Rather than simply submitting an online request that is subsequently processed manually, qualifying transactions can now progress through the system automatically once the required digital consent has been received.
Ajman Municipality said the new service forms part of its continuing efforts to improve the emirate's rental-services ecosystem and increase the efficiency of government transactions. The Department is increasingly using digital systems to reduce processing requirements, simplify customer journeys and make services accessible remotely.
For landlords, tenants and businesses operating in Ajman, the change may reduce the administrative time associated with ending eligible digital lease contracts.
NUR Advisory Note
The new service simplifies the process of cancelling a registered digital lease contract, but businesses should distinguish administrative cancellation from the underlying contractual relationship between landlord and tenant.
Before approving a cancellation digitally, parties should still confirm that any commercial matters connected with the tenancy have been resolved, including:
the agreed termination date;
outstanding rent or other contractual amounts;
deposits;
utilities and service charges;
handover of the premises;
company address changes where commercial premises are involved; and
any implications for the business licence or other government records.
This is particularly important for companies cancelling a commercial lease. A quicker government cancellation process does not remove the need to ensure that the company's commercial licence, registered address, immigration records and other government registrations remain consistent with its actual premises.
Businesses relocating within Ajman should therefore coordinate the lease cancellation with any required amendments to their corporate and government records rather than treating the tenancy cancellation as an isolated transaction.
